What it usually needs is a layout that works: kitchens opened into living space, storage designed rather than bought, bathrooms brought up from developer standard, and joinery that fits the actual room instead of a catalogue size. Build quality varies between sub-developers across the community, so we survey what is actually there before pricing anything.

The bigger variable is the site. Party walls, shared boundaries, occupied neighbours on both sides and limited parking mean the programme has to be planned around access, deliveries and waste removal from day one. That is project management, not construction, and it is where most JVC renovations quietly lose weeks.

Approvals in JVC

The building management holds the pen. We handle the file.

JVC sits inside the Nakheel estate, but in most buildings and clusters the renovation NOC is issued by the Owners Association or its appointed management company rather than by the master developer directly. Which body holds approval rights varies across the community, so the first job on any JVC project is establishing who actually signs.

From there we prepare and submit the file ourselves: drawings, method statement, contractor trade licence, third-party liability and workmen's compensation insurance, and the security deposit where one is required. Building-management NOC handling is part of our project management, not something we hand back to you as homework.

Layer 01

Building or community NOC

The Owners Association or appointed manager for your cluster. Required for wet areas, electrics, air conditioning, walls, flooring and anything visible from outside. Nakheel and JVC NOCs

Layer 02

Authority permit

Needed for structural change, added floor area, enclosing a balcony or change of use. Municipality permits

Layer 03

DEWA clearance

Once the work changes electrical load, circuits, the distribution board or the incoming water connection. DEWA approvals

Whole townhouse

4–9 months

The same band as any villa scope, usually in its lower half because JVC floor areas are smaller.

Apartment

8–14 weeks

A JVC apartment fit-out. Design and material selection add two to three weeks before site mobilisation.

Single rooms

4–8 weeks

A kitchen or a pair of bathrooms. Stone fabrication usually drives the critical path.

Add approval turnaround on top of all three. In an occupied, managed community the paperwork and the access rules move the finish date more often than the building work does.
