Where we work in Dubai

We work across the emirate, but most of our projects land in a handful of communities. Each page below covers what a renovation actually involves there: the housing stock, who signs the approvals, how long the work takes and what we have already built.

Beyond these five

We work across the whole emirate.

These five have pages because they are where the bulk of our work sits and where the local detail genuinely differs. We take on work elsewhere in Dubai too, and we are happy to travel for the right project.

Wherever the site is, the process is the same: one team covering design, approvals, build, MEP and in-house joinery, with a single project manager answerable from first drawing to final snag.

The detail that changes most between communities is who signs the approvals. A tower sets its own rules on access and lift bookings, a managed cluster issues its own NOC, and a villa on an individual plot usually answers to the Municipality alone.

The paperwork changes by community. We handle it either way.

Layer 01

Developer or OA NOC

Your master developer or the Owners Association managing your building. Nearly every scope beyond decoration triggers it. How NOCs work

Layer 02

Authority permit

Dubai Municipality, or Trakheesi in the communities the Dubai Development Authority regulates. Triggered by structural change and added area. Municipality permits

Layer 03

Utility clearance

DEWA, where the work changes electrical load, circuits, the distribution board or the incoming water connection. DEWA approvals
