Where we work in Dubai

We work across the emirate, but most of our projects land in a handful of communities. Each page below covers what a renovation actually involves there: the housing stock, who signs the approvals, how long the work takes and what to plan for.

Street of Mediterranean-style villas with terracotta roofs, timber pergolas and arched double garages in Jumeirah, Dubai Villa Renovation Jumeirah Established villa stock on deep plots near the beach road. Renovation here is usually about bringing a solid but dated house up to current standards. Jumeirah 1, 2 & 3 · Villas Townhouse row with red tile roofs and arched windows in Jumeirah Village Circle, Dubai Townhouse & Villa Renovation Jumeirah Village Circle Dense townhouse and villa clusters where the building or community management holds the approval, and access has to be booked rather than assumed. JVC · Townhouses & villas Modern villa with curved glass curtain wall and beige stone cladding in Nad Al Sheba, Dubai Villa Renovation Meydan & Nad Al Sheba Our home district. Large modern plots, contemporary architecture and the shortest drive from our studio to your site. Meydan · Nad Al Sheba · Villas Open-plan living and kitchen with a waterfall stone island in a renovated apartment at The Lofts, Downtown Dubai Apartment Renovation Downtown Dubai High-rise territory. The tower sets the rules on access, working hours and lift bookings, and the programme has to be built around them. The Lofts · Forte · Burj Views · Standpoint Freshly repainted single-storey villa with green tiled roof trim, new interlock paving and garden play area after exterior renovation in Al Quoz, Dubai Villa Renovation Al Quoz Older villas on individual plots rather than in a managed community, so there is usually no NOC layer and the permit route runs to the Municipality. Al Quoz 1, 2 & 3 · Villas Villa Renovation Palm Jumeirah The tightest end of the Nakheel estate. The facade, the plot boundary, the pool and the shoreline are all approval items, and the sea air rewrites the specification. Palm Jumeirah · Villas & apartments Villa Renovation Dubai Hills Estate Newer Emaar stock, so the brief is rarely repair. It is usually a layout opened up and a specification lifted well past the handover standard. Dubai Hills Estate · Villas & townhouses Villa Renovation Arabian Ranches Emaar's older villa community. The first phases are past twenty years old, and what sits behind the walls is what the budget is really for. Arabian Ranches · Villas
Beyond these eight

We work across the whole emirate.

Five of these have pages because that is where the bulk of our work sits. The other three are here because we are asked about them often and the approval route genuinely differs. We take on work elsewhere in Dubai too, and we are happy to travel for the right project.

Wherever the site is, the process is the same: one team covering design, approvals, build, MEP and in-house joinery, with a single project manager answerable from first drawing to final snag.

The detail that changes most between communities is who signs the approvals. A tower sets its own rules on access and lift bookings, a managed cluster issues its own NOC, and a villa on an individual plot usually answers to the Municipality alone.

Approvals

The paperwork changes by community. We handle it either way.

Layer 01

Developer or OA NOC

Your master developer or the Owners Association managing your building. Nearly every scope beyond decoration triggers it. How NOCs work

Layer 02

Authority permit

Dubai Municipality, or Trakheesi in the communities the Dubai Development Authority regulates. Triggered by structural change and added area. Municipality permits

Layer 03

Utility clearance

DEWA, where the work changes electrical load, circuits, the distribution board or the incoming water connection. DEWA approvals
