JVC townhouse renovation
A two-storey townhouse in Jumeirah Village Circle taken back to a clean external envelope. Render made good and repainted, the terracotta tile eaves overhauled, the split-face stone cleaned back, balcony and boundary balustrades refinished, and the entrance walls and gates brought back into line with the house.

A facade that had aged faster than the house.
JVC townhouses are young by Dubai standards, so the structure and the services are rarely the problem. The elevations are. These houses carry a lot of external detail for their size: rendered walls, a run of terracotta tile eaves, arched fanlight windows, a curved balcony, split-face stone to the lower elevation, painted wrought iron to the balustrades and gates, and a boundary wall that reads as part of the building. Each of those materials weathers at a different rate, and after a few years the facade stops looking like one composition.
The brief was to fix that rather than to redesign it. Prepare and make good the render, repaint the envelope so the colour is even across every elevation instead of patched where the sun hits hardest, overhaul the tile eaves, clean the stone back to its own colour, take the ironwork back to bare metal and refinish it properly, and treat the boundary wall and gates as part of the same job. On a terraced row this also means holding the line at the party wall, so the finished house sits cleanly against its neighbours rather than announcing where the work stopped.

Render repair and repaint
Cracked and hollow render cut out and made good before anything was painted, then the full envelope coated so the colour is consistent across the front, the returns and the parapet rather than blended over old work.
Tile eaves overhaul
The terracotta tile run checked through, slipped and cracked tiles replaced, bedding made good and the flashing behind it put right, because the eaves are what stains the wall below when they fail.
Stone cladding cleaned back
Split-face stone to the lower elevation washed down and pointing made good, so it reads as stone again instead of a grey band, with the render line above cut cleanly against it.
Metalwork refinished
Balcony and boundary balustrades and the entrance gates taken back, treated for rust and recoated, which is the detail that dates a JVC facade fastest if it is only painted over.
Boundary walls and entrance
The perimeter wall, gate piers and entrance treated as part of the house rather than as a separate item, so the property reads as one composition from the street.
Handover
Access, deliveries and waste removal planned around the community's rules and the neighbours either side, then the site cleared and the work closed out with a documented, snag-free handover.
