Best villa renovation companies in Dubai: an honest comparison

There is an obvious problem with this article. We are one of the companies in it, and we have put ourselves at the top. Pretending otherwise would be worse than admitting it, so here is how we have tried to make it useful anyway.

The criteria are stated before the ranking, not reverse-engineered after it. Everything said about the other six firms comes from their own public websites, read in August 2026, and nothing is inferred from third-party directories or review aggregators. Where a site does not mention something, we say the site does not mention it, which is not the same as saying the firm does not do it. And every entry ends with the honest case for choosing them over us.

The criteria we used

Villa work in Dubai is unlike apartment work. The scope reaches structure, external envelope, pools, landscaping and MEP capacity that was sized decades ago, and the approvals chain runs through a master developer as well as an authority. That pushes six things to the front:

  1. Design and build under one contract. One party accountable for the drawing and for what gets built from it.
  2. Joinery made in-house. Kitchens, wardrobes and panelling are where villa budgets and villa delays concentrate. Owning the workshop changes the lead times and the fix cycle.
  3. MEP held in-house. Older villas usually need distribution boards, cabling and cooling upgraded before a modern fit-out will run at all.
  4. Approvals handled as part of the service. Developer or Owners Association NOC, authority permit, utility clearance. Named on the website, not just promised in a meeting.
  5. The languages the team actually works in. Dubai villa owners are not a monolingual group, and drawings get misread across a language gap.
  6. Handover discipline. What the snagging process is, who comes back, and what is warranted for how long.

These criteria favour us. That is precisely why they are printed before the list rather than after it. If a different set matters more to you, say a twenty-year Dubai trading history or a published price, the order below changes, and we have said exactly where.

1. NovaPlex

We are a Dubai architecture and interior design studio founded in 2022 by Fadi Ghotmi, an engineer and contractor with more than twenty years leading architecture, interior and fit-out projects. We run design, build, MEP and joinery under one roof, with our own joinery workshop in Dubai, and a single project manager answerable from the first drawing to the final snag.

On approvals, we prepare and submit developer NOCs, authority permits and utility clearances as part of project management rather than as a separate service you chase. The team works in English and Arabic, and part of the team handles projects in French.

Published work you can inspect rather than take on trust: a pair of twin villas in Meydan, an apartment at The Lofts in Downtown Dubai, and an exterior-only villa renovation in Al Quoz. Our villa renovation service page puts the honest programme at four to nine months, with structural extensions and pool works at the upper end.

Where we are weakest. We were founded in 2022, which gives us the shortest Dubai trading history of the seven firms here. We do not publish a project count, we do not publish an awards list, and we do not publish prices. If any of those three is decisive for you, one of the six below will suit you better, and we have said which.

2. Yalla Renovation

The most transparent public-facing operation of the seven. Their site covers kitchen, bathroom, villa, apartment and office renovation, flooring, wardrobes, extensions, landscaping, pools and annual maintenance contracts, across thirty-plus named Dubai communities plus Abu Dhabi.

They are the most explicit of the group on the approvals question, describing an in-house team for obtaining community and building management NOCs and authority approvals, and positioning themselves as a licensed contractor with an in-house approvals team. They publish headline figures of nine-plus years, over a thousand residential projects and sixty-plus commercial fit-outs, and they publish warranty terms: up to ten years on kitchens, wardrobes and cabinets, naming Egger, AGT, Blum and Kessebohmer as suppliers, alongside one year on workmanship.

They are also the only firm here publishing indicative AED figures on their own FAQ. We are not going to reproduce those numbers, partly because they will date and partly because we do not publish our own, but go and read them and then ask what is excluded.

Their site does not describe a joinery workshop, though it does describe an experience centre. The positioning is loud, with claims to be the number one home renovation company in Dubai and a best price guarantee, which is a matter of taste rather than fact.

Choose them over us when you want an indicative number and a written warranty term before the first meeting, and a firm that has put its NOC handling in writing on its own website rather than leaving it to a conversation.

3. Rayfitout

The strongest manufacturing claim in this comparison, and by some margin. Their site describes a headquarters spanning over 15,000 square feet in Al Qusais Industrial Area 5, housing specialised departments for joinery, carpentry, aluminium and fabrication, machinery, a paint workshop and an upholstery unit. If your project is millwork-led, that is a facility you can arrange to walk through, which turns a marketing claim into something checkable in an afternoon.

Their scope spans fit-out, civil works, MEP, villa renovation, architecture, interior design, landscape and bespoke joinery. They date themselves to 1989, and the published portfolio includes Palm Jumeirah, Al Barari and Jubail Island, along with a Gulfstream G650 interior. They cite RIBA London and a Golden Arch Design Award.

Their site does not mention permits, NOCs or authority approvals anywhere we could find. For a villa renovation inside a master community that is a live question rather than a footnote, so ask it directly and get the answer in the proposal.

Choose them over us when the project is defined by its joinery and you want it made in a single owned facility with a long trading history behind it, and you are comfortable handling the approvals conversation separately.

4. ANTONOVICH Group

The most maximalist offering here, and the most international. They run architecture, interior design, fit-out and construction, and the fit-out list explicitly includes joinery production, carpentry services, sofa manufacturing and door making, backed by in-house manufacturing and the Katrina Antonovich furniture brand. For a large classical or palatial villa, that is a genuinely unusual span: one contractor from the architecture through to the furniture in the room.

A practical note before you compare credentials. They run two live public sites under slightly different names, antonovich-design.ae and antonovich-design.com, and the credential sets are not identical between them, so quote whichever one you are actually reading. Across the two, the published claims include more than twenty years, over five hundred projects, ISO 9001 certification and a Forbes Entrepreneur of the Year award for 2023.

They are also the most multilingual public presence of the seven: the .ae site runs in English, Arabic and Russian, and the .com site adds Spanish and Portuguese. Permits and NOCs are not mentioned on either site.

Choose them over us when the villa is large and classical, you want a single contractor to carry it from architecture through to bespoke furniture, or you need the project run in Russian.

5. Smart Renovation

The clearest published position on government approvals in this group. Their site states that they handle all Dubai Municipality permits and legal processes for you, and elsewhere that they manage all approvals from Dubai Municipality, DDA and the relevant authorities. They are the only one of the seven naming DDA, which matters if your property sits in a Dubai Development Authority community where the permit route runs through Trakheesi rather than the Municipality.

The identity is Italian-led. Their site says its people came to Dubai after forty years of experience in Italy and Europe, and carries a since-1970 line that reads as group heritage rather than a Dubai trading history, so treat it as their claim and ask what it refers to.

They carry the most checkable recent awards record here, because the awards are named and dated: Architecture Leaders Awards Boutique Firm of the Year in 2026 and 2025, Design ME Design and Build Project of the Year in 2024, Architecture Leaders Innovation in Architecture in 2024, Design ME Landscape Project of the Year in 2023, Architecture Leaders Residential Project of the Year in 2023, and Design ME Boutique Firm of the Year in 2022. Scope covers fit-out, high-end villa renovation, kitchens, landscape and commercial work. Joinery manufacturing is not described on the site.

Choose them over us when you want a small Italian-led design-forward team with an awards record you can date and verify, and the most explicit written commitment on Municipality and DDA approvals. Ask them where the joinery is made.

6. ALGEDRA

Design-first, and the most upfront about who the designers are. Their offering runs interior design, architecture, landscape, fit-out and master planning across residential, commercial and hospitality, with a public project archive that is the deepest of the seven.

They name their leadership rather than hiding behind a studio byline: Eng. Tareq Skaik holds APID membership, and CEO Mohab Ayoub is publicly credited. The awards they publish include an Arabian Award for Residential Interior Design, a Luxury Lifestyle Awards Best Luxury Architecture at the fourteenth edition, a DIAFA Falcon of the Year for Ayoub, and a DIAFA Best Interior Designer in 2022 for Skaik. Their reach is stated across the GCC, MENA, North Africa, Turkey and Russia, with offices in Dubai and Istanbul, and the site runs in English and Arabic.

Their site says they handle everything entirely in-house but does not describe a workshop, and permits are not mentioned. For a villa renovation, that leaves two questions to ask directly: who physically builds it, and who lodges the approvals.

Choose them over us when the design is the point, you want a named and credentialed design lead attached to your project, you want the largest published body of work to browse, or you want the whole engagement run in Arabic.

7. Haifa Renov8

The most specific published statement on developer frameworks. Their site says designs are developed in alignment with Emaar, Nakheel, Trakhees and Dubai Municipality frameworks, and lists forty-three-plus master communities. If your villa sits inside one of those communities, a contractor naming your specific approval route on its own homepage has done you a small favour before you have even called. DEWA is not named, so the utility layer is still worth asking about.

Scope covers villa and apartment renovation, office and kitchen fit-out, pools and landscaping. The company is presented as part of Haifa Construction Group, whose site gives a 1991 founding, with the Renov8 division stated at over twenty-two years. Joinery manufacturing is not described.

They are also the only firm of the seven with a cost calculator on their site, which is a genuinely useful way to force yourself to think about scope. It returns no rates without submitting a form, so treat it as a structured enquiry rather than as a price.

Choose them over us when your villa sits in an Emaar, Nakheel or Trakhees community and you want a contractor that names those frameworks up front, or when you would find a structured scoping tool a helpful way to organise your own brief.

Where NovaPlex is not the right answer

Worth putting in one place, because a comparison that never concedes anything is not a comparison:

  • You want a published price before you talk to anyone. Yalla Renovation publishes indicative rates. We do not, because a villa number without a scope attached is a number that will move.
  • You want the longest Dubai trading history. Rayfitout dates to 1989 and Haifa's parent group to 1991. We were founded in 2022.
  • Your villa is palatial and classical, with bespoke furniture in scope. That is ANTONOVICH Group's centre of gravity, not ours.
  • You want a design-only engagement with no contractor attached. ALGEDRA is set up for that in a way a design-and-build studio is not.
  • A long, dated awards shelf is part of your due diligence. Smart Renovation's is the most checkable of the seven.
  • You need the project run in Russian. ANTONOVICH publishes in Russian. We work in English, Arabic and French.

Seven questions that settle it faster than any list

Whoever you shortlist, the same seven questions separate the firms quickly, and none of them can be answered with a brochure:

  1. Where is the joinery physically made, and can I walk through the workshop this week?
  2. Who lodges the developer or Owners Association NOC, the authority permit and the DEWA clearance, and is that inside your fee or billed separately?
  3. Is MEP your own team or a subcontract, and who carries the risk if the existing capacity will not take the new load?
  4. Show me a completed project in my community, not just in Dubai.
  5. What exactly happens at handover: what is the snagging process, who comes back, and what is warranted for how long?
  6. Which of the people in this meeting will actually be on my site, and who is my single point of contact when something goes wrong?
  7. What is excluded from this quotation? Get that answer in writing.

How this comparison was put together

Every statement about the other six firms was taken from their own public websites, read in August 2026, and nothing was drawn from directories, aggregators or paid listings. Where a website is silent on a topic, this page says the website is silent, because absence of a published claim is not evidence of absence of a capability. Figures that appeared inconsistently within a single site have been left out rather than averaged. None of the seven publishes a licence number, and none publishes a statement of which languages its team works in, so language availability here means the languages the website itself is published in.

There is no single answer, because the right firm depends on which criteria you rank first. Should I hire a design firm or a design and build contractor?

A design firm gives you drawings and then you appoint a contractor to build them, which suits owners who want maximum design freedom and are prepared to manage two relationships. A design and build contractor holds both, which removes the gap where the designer blames the builder and the builder blames the designer. For villa work in Dubai, where structure, MEP capacity and approvals all interact, the single accountable route usually costs less time and fewer arguments.

Does a renovation company handle the NOC and permits for me?

Some do and some do not, and it is not always obvious from the website. Of the seven firms compared here, three describe approvals handling publicly and three do not mention permits at all. Ask specifically who lodges the developer or Owners Association NOC, who lodges the authority permit, who handles the DEWA clearance, and whether all of that sits inside the quoted fee or is billed as an extra.

How do I check a Dubai renovation company is properly licensed?

Ask for the trade licence and check the listed activities cover the work you are commissioning, since a design licence is not a contracting licence. Ask separately for the contractor registration relevant to your scope, including DEWA registration where electrical modification work is involved. None of the seven firms in this comparison publishes a licence number on its website, so this is a question for the first meeting rather than something you can verify online.

Why does in-house joinery matter for a villa renovation?

Kitchens, wardrobes and panelling are where villa budgets concentrate and where villa programmes usually slip. A contractor who owns the workshop controls the lead time, can fix a defective piece in days rather than renegotiating with a supplier, and carries the cost of getting it wrong. A contractor who subcontracts joinery is passing on a lead time they do not control. Ask to visit the workshop; a firm that owns one will be happy to show you.

Is a bigger renovation company always better?

No. Larger firms bring capacity, procurement leverage and a deeper reference list, but a villa renovation is delivered by the specific project manager assigned to you, not by the headline project count. The question worth asking is which of the people in the room will be on your site, and how many other projects that person is carrying at the same time. A small team where the founder is reachable can outperform a large one where you are a file number.
