Specification, not rescue.
A villa here does not usually need the invisible work that an older Dubai house needs. The waterproofing is recent, the distribution boards were sized to a current standard, the glazing is already double. So the money goes somewhere else: into the kitchen, the joinery, the bathrooms and the landscape, where the developer built to a handover standard rather than to yours. The most common brief we get in this community is not repair. It is a layout opened up and a specification lifted.
Emaar runs some of the most closely managed residential communities in Dubai, and Dubai Hills Estate is one of them. Preparing that file properly is the slowest stage and the only one you control, so it is the one we start first. We prepare and submit all of it as part of project management, and we hold the deposit release through final inspection rather than handing you a certificate and leaving.

Whole-house scope on site. Newer stock usually sits toward the lower half of that range, because less of the budget is spent on work you will never see.
Design & approvals
Design and material selection run in parallel with the Emaar file. File anything visible from outside first. An elevation change, a pool or a landscape scheme is usually the slowest part of an application.
4–8 weeks
A kitchen or a pair of bathrooms on their own. Stone fabrication usually drives the critical path rather than the building work.
