Jumeirah villa renovation

A Mediterranean-style villa a few streets back from the coast, returned to a clean exterior. Render repaired and repainted in its original ochre, the barrel-tile roof and eaves overhauled, the timber pergolas and rafter tails restored, ironwork stripped and recoated, and the boundary walls, garage bays and driveway apron brought back to match the house.

The brief

Coastal weathering, on a house built to show every material.

This is a house with a lot of exposed material: rendered walls, a clay barrel-tile roof, deep eaves carried on dark timber rafter tails, a timber pergola over the upper terrace, wrought-iron balcony railings, wall-mounted lanterns, arched garage openings and a boundary wall with a painted plinth. That is what gives the villa its character, and it is also what makes it demanding to maintain. Jumeirah sits close enough to the water that salt-laden air and humidity get into everything, and each of those elements fails in a different way and on a different timetable.

So the brief was conservation rather than reinvention. Keep the language of the house exactly as it is, and put every element back to a proper standard: cut out and repair the render before repainting rather than coating over movement cracks, go through the tile roof and its flashings, take the timber back and refinish it rather than painting it darker to hide the greying, strip the ironwork to bare metal and treat it for rust, and finish the boundary walls, garage bays and driveway apron so the plot reads as one property from the street.

Render repair and repaint

Movement cracks and hollow areas cut out and made good first, then the envelope repainted in its original ochre so the colour holds across the elevations rather than showing where the repairs were.

Barrel-tile roof and eaves

The clay tile roof walked and checked, slipped and cracked tiles replaced, ridge bedding and flashings made good, and the deep eaves cleared so rainwater leaves the building instead of tracking down the render.

Timber restored

Pergola members and the exposed rafter tails cleaned back, repaired where the sun and salt had opened the grain, and refinished, rather than painted over darker to disguise it.

Ironwork treated

Balcony railings, gates and lantern brackets stripped to bare metal, rust treated at the root and the whole lot recoated, because in a coastal street a cosmetic coat over corrosion is back within a season.

Boundary, garages and apron

Perimeter walls and the painted plinth band refinished, arched garage openings and doors made good and the driveway apron cleaned and repointed, so the frontage reads as one property.

Handover

Work sequenced around a family living in the house, then the site cleared, elevations washed down and the job closed out with a documented, snag-free handover.
